The phrase “what are you doing to fill the fridge” is something we seem to be saying every day at the moment, when pretty much without exception all agents are reporting how busy they are.
Clearly time is the enemy in many situations, however this doesn’t have to predetermine an outcome. Let me explain.
Right now, the number of consented sites from the last 3 years consented data is at a real high with many developers looking to make hay. Whilst juggling lots of balls, from trying to buy land, trying to source materials and crucially getting construction work underway or advanced to make sales.
Over the last 8 weeks our New Business team have been focused as part of our white labelled work in identifying under construction sites with the aim of getting in early enough to pitch for the instruction. Interestingly in nearly every case, there has been no agent tied to those sites and whilst some have been in long term discussions with agents, they’ve not committed to an agent and nor have many agents proactively engaged with the house builders on strategy and pre-launch advice. Unsurprisingly in nearly every instance the other agents have made little to no attempt to understand the developers ongoing land requirements or to find them potential sites.
Right now, we can’t stress enough that if you or your team could find the time to review the 3-year consented data and identify the sites that are actually under construction not on the market, then this will be a truly valuable exercise to complete. Why – well in simple terms there is a huge amount of revenue potential up for grabs for 2021, let alone securing an order book for 2022.

Finally, for those sites that you identify as consented not built, don’t be afraid to be more bullish on land appraisals. We have arranged 6 land deals in the last 2 weeks that had been on the market for a long time with other agents – a fresh approach and clear strategy ensured that for nearly every site we had lots of interest, best of all we were fully instructed by the vendors meaning we had control of the opportunities.
